Market Intelligence
The Horseshoe Bend market, in perspective
Real estate here is shaped by more than square footage. Lake location, waterfront access, dock configuration and each property's own character matter — so we show the market several ways, with the number of sales behind every figure.

A note on the median
The Bend's overall median sits well below what a typical waterfront home sells for, because it counts every house — off-water homes and lakefront estates alike. When the mix of what sells shifts, the median can fall while price per square foot rises. The tables below separate those groups, and they say more than any single number can.

All figures are for the last 12 months. A median is left blank where fewer than 5 homes sold: a figure drawn from one or two sales says more about those homes than about the market. Luxury sales are few in any year, so the upper ranges move most from one year to the next. Waterfront status is as the listing records it; where it isn't recorded, the sale is counted separately rather than guessed.
