Explore Horseshoe Bend

Horseshoe Bend is a long peninsula on the Osage arm of the lake, a short way upstream of Bagnell Dam. The water wraps it on three sides, so much of the Bend is shoreline: wooded points, sheltered coves, and stretches that look straight down the main channel. The line on this map is the one our site uses — every home and every figure here comes from inside it.

Homes for sale are shown as they are listed on the MLS. Turn on “Every home on record” to find your own house.

Coves and the main channel

Two homes a few hundred yards apart can sit on very different water. A cove is sheltered: calmer water, quieter mornings, and a view across to the next wooded point. The main channel is open: long views, more passing boats, and more of the lake's movement. Neither is better. They suit different people, and buyers here usually know which one they want.

Of the 238 waterfront houses sold in the Bend over the last three years, the listing described 172 as on a cove and 15 as on the channel. The rest did not say.

Docks vary as much as the water does: the number of slips, whether the dock is covered, a lift or hoist. We read those details home by home, because no average can.

Reading the lake miles

On the Lake of the Ozarks, places are found by mile marker: numbered signs along the water. On the Osage arm, where the Bend lies, they count up from Bagnell Dam, so a mile marker tells you where a home sits on the water and roughly how far it is by boat from the dam. It does not tell you how long the drive is, and two homes at the same mile can be very different properties.

The house sales in the Bend that recorded a lake mile over the last three years run from mile 1 to mile 15 of the Osage arm. 243 of 427 sales recorded one.

On the water, and off it

Not every home on the Bend has its own shoreline. Off-water homes sit along the wooded roads behind the coves, some with views through the trees, and they are part of the same community and close to the same water.

Over the last three years, 58% of the house sales in the Bend that recorded it were waterfront (238 of 411). 16 more did not say either way.

The Village of Four Seasons

On the Bend sits the Village of Four Seasons, its own small municipality with its own boundary. Many of the Bend's homes lie inside it; many do not. Where a home sits can matter for the details of owning it, so we keep the Village separate in our market figures.

Over the last three years, 226 of the 427 house sales in the Bend were inside the Village.

About the Village of Four Seasons

Close to Lake Ozark

The Bend is quiet, but it is not remote. Its roads lead back toward Lake Ozark and the Bagnell Dam area, where the everyday errands are, along with dining and marinas on the water. Osage Beach and its shopping are further along the lake. Many owners here arrive by road and get around by boat; the shoreline restaurants and marinas of the lake's east end are an easy trip on the water.

Ask our team about the details that matter to you — the drive at a particular time of year, where to keep a boat, what a given road is like in winter. We would rather tell you what we know than write a claim here we cannot stand behind.
