How we approach a sale

    Understand the property

    We start with the home itself: its setting on the water, the dock, the condition and the improvements, and what you want from the sale and its timing. Much of what sets a lake home apart never appears in a data field.

    Study the market

    We look at the sales that genuinely compare — the same kind of water, a similar home, a recent date — and at the homes a buyer would see alongside yours today. Asking prices tell us about the competition; only closed sales tell us what buyers paid.

    Develop pricing and presentation

    From that, a pricing recommendation for your property, with the reasoning shown, and a plan for how the home is prepared, photographed and described so the things that matter here are seen.

    Guide the sale

    Then the work of the sale itself: showings, offers, negotiation and the path to closing, with our team keeping you informed at each step.

What a number cannot see

Two homes with the same rooms and the same square footage can sell far apart at the lake. Cove or main channel, the dock and its slips, the walk down to the water, the view from the main rooms, the care a home has had — these are often what buyers here weigh most, and they are the hardest things for any automated estimate to capture.

That is why we prefer to see a home before recommending a price for it, and why our market figures are offered as context rather than as a value for any one property.
